Job Overview:
We are seeking a Property Manager/Administrator to process applications, oversee move-ins, and monitor tenant compliance. If you have previous property management experience, a PM License, enjoy working in a fast-paced environment, and can juggle various tasks, we would love to meet you!
Responsibilities:
- Answer phone line 1, check and return voicemails periodically, share with team as needed.
- Manage admin email; respond to all emails, share with team as needed.
- Process rental applications, including associated reports and documents.
- Request and answer rental verifications.
- Collect security deposits.
- Prepare leases and other documents.
- Oversee move-ins; gather documents and organize files (paper and electronic), issue move in-codes.
- Collect rents and send payment agreements as needed.
- Process notices to vacate, prepare move-out packets, issue move out reminders and instructions.
- Monitor and update vacancy list spreadsheets.
- Check Dominion power statuses daily.
- Assist with college rentals.
- Process renters’ insurance updates; send 14-day notices as needed.
- Send case updates to magistrates, schedule setouts as needed.
- Run errands and meet with clients in the event of client manager’s absence.
- Comply with South Carolina requirements for all real estate transactions.
- Additional tasks as needed.
- Other duties as assigned by management.
Skills:
- Must be knowledgeable in computers, navigating technology, and Microsoft software with experience with AppFolio.
- Property Manager license is required.
- Experience in a scattered property environment is a must.
- Mid-level position with minimum of 3 years’ experience in property management is required.
- Must be personable and great at communicating with customers and clients.
- Strong time-management, multitasking, and organizational skills.
- Must work well on individual projects and team collaborations.
- Strong knowledge of Fair Housing regulations and compliance requirements.
- Stay informed about local real estate market trends and adjust strategies accordingly.
